If it comes to homeowner compensation, the homeowner requires adequate protection after a failure to cover the expense of the following:

1. Reconstruction of the structure of the residential and attached buildings;
2. Replacing personal belongings;
3. Paying for the cost of extra living costs (if the insured has to move elsewhere while restoring or rebuilding the home);
4. Covering the cost of lawsuits for personal responsibility

Coverage A of Section I-Dwelling

A homeowners policy is divided into two parts; the property coverage is detailed in Section I, and the liability coverage provided by the policy is defined in Section II. The homeowner should bear adequate insurance limits for the home structure to cover the cost of demolishing the damaged portion of the dwelling and sufficient limits to allow the home to be restored.

Never consider the mortgage amount or the home's market value as an indicator of the limits required. The land on which it was built is an excellent part of the market value of a house. Under a simple homeowner policy, the land is not capable of being destroyed by an insured against danger. An insurance agent or broker will assist you in assessing acceptable standards of coverage in your area. Some insurers will also send an appraiser to your home to evaluate if its worth or replacement price is adequately insured.

A simple estimate can be made by some agents or brokers as follows: Total square footage of your home multiplied by the local building costs per foot = Estimated coverage sum for maximum replacement costs. These straightforward measurement methods are fraught with danger since they are merely guesses relating to a regular, common in the region, home, and may not have any connection to the house to be insured.

More specific local costs can be collected by contacting a real estate agent, a building association, or a licensed contractor for local fire reconstruction. Note, local premiums can change rapidly as policies renew, and the limits selected should be changed annually without relying on an insurer's automatic change of boundaries. Also, add in the cost of any improvements that the insured might have made or used any unique materials, and duplication will cost more than average.

Coverage B of section I - Personal Property

Personal property coverage is a proportion of the limits of the building policy in most situations. At 50 to 70 percent of the building coverage you have, the bulk of policies protect personal property. It is rational for the insured to make a comprehensive home inventory list to decide whether the use of a percentage of building coverage would be appropriate to protect against underinsurance. High-value assets are typically limited to small quantities, such as jewelry, paintings, weapons, antiques, and coin collections. If your products surpass this number, it is prudent to buy a Personal Articles Floater (PAF) endorsement to insure the various costly things explicitly. The insurer would also allow more favorable caps on high-value assets for an extra premium if requested. A skilled evaluation of each item that sets the retail replacement value of the jewelry, fur, or antique object will be needed to receive a PAF.

Coverage C of Section I- Loss of Use

If required to live away from your home due to damage from a covered risk, this portion of a homeowner's policy will pay for any costs incurred. The coverage would pay for the crucial difference in living costs needed to sustain the homeowner's present quality of living. Only the difference between the estimated expenses and the real expenditures would not pay for all the costs incurred after the loss.

For instance, assume that the homeowner usually spends $1,000 per month for grocery and dining, but the actual costs incurred after loss leads to an increase in food and dining bills to $1,400. In any scenario, an extra $400 would be paid for by the insurer. This coverage can vary by insurer, but most plans provide at least 10 percent of home coverage for an extra premium with other content available.
